lets look at the Buy to Let point of view. average rental for a 2 bed house is in the region of £1350 to £1400 pcm. but surely that will grow moving forward. so yield is ok’ish at around 4.5%
but the capital appreciation side of things looks good.
Why? well look at the size of that garden. yes its got a nice conservatory there, but a lovely brick 6m extension subject to planning permission will increase its dowstair sqft.
Also the possibility of the side extension….subject to planning permission.
so overall – in today’s market – this is not a bad buy…
